But, let's not forget our hikers - Park City, Utah boasts more than 400 miles of trails and it can be difficult to know which hikes are suited for you, here are five local favorites! Whether you're searching for family-friendly outings or a longer adventure to the top of a mountain, any one of these trails is a great starting point for your next Park City hike.

The Rio Olympics are one month away, so get your gold medal experience at the Utah Olympic Park as there is fun for the entire family and activities daily. In the mood for something pleasant to the ears... the Park City Beethoven Festival officially kicks off its 33rd season at the Park City Community Church and runs through August 15th at various venues around town. Beautiful Homes in Heber Valley

The beautiful Heber Valley is 15 minutes south of Park City and consists of long-term and second home buyers. The Wall Street Journal cited this area as one of the “best resort value communities”. The Heber Valley offers breathtaking views of the nearly 12,000 foot Mt. Timpanogos and has the Jordanelle Reservoir to the North and Deer Creek Reservoir to the south, both offering a wide variety of water sports including fishing and boating. To the west of the Jordanelle Reservoir, is the base of the Deer Crest gondola allowing access to the Deer Valley resort without having to drive into Park City. Heber Valley is a golfers dream with over 100 holes of golf at the Wasatch Mountain State Park, Soldier Hollow, Quarry Springs, and the private gated community of Red Ledges. The Heber Valley has a newer high school, library, senior center, horse back riding, free concerts and a new fairground arena for Friday night rodeos.

Property Prices Rise in 2015

The year-end statistics reported by the Park City Board of REALTORS® indicated a consistent annual increase in both the number of closed sales and the median sales price for single family homes, condominiums and vacant lots in Summit and Wasatch Counties. Single Family Home Sales

Old Town Park City saw a 6% increase in median sales price to $1.31 million, while Thaynes Canyon median sales price went up 46% from 2014 to $1.82 million. In Park Meadows the median sales price went up 11% to $1.44 million, and in Prospector the median sales price increased 6% to $740,000.

Within the Snyderville Basin (84098), there was an 18% jump in the median sales price reaching $912,500. The median sales price shot up 23% in Jeremy Ranch to $874,000 and 25 % in Silver Springs to $960,000. With the new construction in Promontory, there continued to be an upward trend with a median sales price of $1.67 million, and in Jordanelle area sales were up 85% from last year with a median sales price of $900,000.

In the Kamas Valley, there was a 10% increase in the number of sales with a 4% increase in median sales price to $310,500.

Condominium Sales

Within the Park City Limits, the number of condominium sales went down 13% from 2014, but went up 11% in median sales price reaching $605,000, which demonstrates how low inventory of active listings can affect the number of sales in certain neighborhoods.

The median sales price for a condominium went up 9% in Lower Deer Valley to $780,000... the median sales price went down 35% in Upper Deer Valley to $995,000 and down 24% in Park Meadows to $585,000... but, went up 15% in Old Town to $450,000...and up 27% in Prospector to $155,000.

The overall Snyderville Basin condo market was up 35% in the number of sales and had a median sales price of $400,000. The strongest condo markets were Kimball Junction and Jordanelle which averaged a sale every two days and a median sales price of $375,000. The number of units sold in the Sun Peak/ Bear Hollow neighborhood was 71% higher in 2015 than 2014 and had a median sales price of $394,000. Jeremy Ranch was up 36% in the number of sales and had a 15% increase in median sales price to $574,000. At the Canyons, the median sales price was $401,000 and the number of sales were comparable to the year before.

Vacant Land Sales

Vacant Land sales were 9% higher than the year before with the median sales price up 13%  and total dollar volume up 8%. The median sales price for a lot in the City Limits was $677, 000, in Park Meadows it was $970,000, and in Old Town it was $575,000.

In the Snyderville Basin, there were 170 lots sold in 2015. The Glenwild / Silver Creek area saw increased activity and a 19% median sales price increase to $443,000. Promontory had a median sales price of $305,000, and Jordanelle had a median sales price of $250,000. The median sales price in both Heber and Kamas Valley increased by 15% in both areas reaching $205,000 in Heber and $101,000 in Kamas.

Yes, I know….Park City is known for its great snow and Ski Mountains…yes we are a Ski Town….But, did you know that there are 17 golf courses within 32 minutes of Old Town…7 are private golf clubs with 5 of those being in private golf communities (Promontory and Red Ledges each have two courses). Our public golf courses (7) are extremely well maintained and a joy to play, plus they have the bonus of having very reasonable green fees. I have personally played all, but three of them (the second course at Red Ledges is currently under construction), and I am here to tell you that golfing in the Park City area is like heaven on earth with mild temperatures, well maintained greens, and all with fabulous mountain views.

We are seeing an increase in construction and home sales across the United States… And here in Park City we are booming. Last month the Park City Building Department saw one of its busiest /profitable months in recent history. The National Association of Realtors posted that sales of newly constructed homes the first quarter of this year are up 23.7% over the same quarter in 2014 and building permits have soared 11.8% being the strongest since 2007. Low mortgage rates help too… And here in Park City we are busy, busy, busy.

I have the pleasure of being part of a local building project at 770 Hollyhock in the Glenwild Golf Community. Summertime in Park City

This week I just want to talk about Summertime in Park City…It is Awesome. First of all we have mild temperature, sunshine and blue skies. There is just so much to do here in the Summer and if you have only been here in the winter you are missing out. The Locals have a saying that goes…”I came for the skiing, but I stayed for the summers”. Besides the perfect temperatures let me just give you a sampling of things to do….as a matter of fact this coming Saturday the 20th we are attending “Savior the Summit” in Old Town with friends. This is where most of the restaurants on Main St. bring their excellent food and beverages out onto Main St. There are no cars and just one very long banquet table from the bottom of Main to the top of Main. It is simply one large outdoor dining party. You know how at football games the fans do “the wave” well we have our version but it is the “the wine toast wave”. This event is truly Park City…

Golf Community Homes

There are 24 homes in Red Ledges that are available for sale that range in price from $559K to $2.6 million…these homes represent a great value being from 2,500 sq ft up to 7,500 sq ft. Currently 3 homes are under contract with 15 homes that have sold in the past 12 months. There were 15 closings in the past year…Red Ledges has picked up the volume of activity over the past several months. They are opening their new clubhouse this summer which is widely anticipated by their members.

Out at Tuhaye there are 7 homes on the market as of today ranging from $1.3 million to $3.2 million and they range in size from 3,567 sq ft to just over 7,300 sq ft. One home is currently under contract and 6 homes have sold in the past year…therefore about a one year inventory. Yes, today Tuhaye is going through a difficult time with re-organization, however this is a great time to pick up a great home at a great price in Tuhaye….Once they come out of their re-organization they will be a very strong community.

In Victory Ranch there are only 4 homes currently on the market….but with 5 homes under contract, they are gaining very good momentum going into the summer. Prices are mainly in the mid One million dollar range with one home being offered at $3.6 million. Victory Ranch has gone under it’s own re-organization with vast improvements in the community…they have reduced density and added amenities…Victory Ranch may feel like it is way out of town, however it is only a 20 min drive to Old Town.

As of May 20, 2015 at Glenwild there are 17 homes available to purchase from $1.8 million up to $8.9 million, this obviously provides you with a wide variety of options, these homes range from 4,000 sq ft to 10,000 sq ft. Over the past 12 months 8 homes have closed with only one being in the 3 million dollar range; however two are currently “under contract” but have not closed yet with one just below 3 million and the other around 3.3 million. Of the 17 homes on the market today 12 are under 3 million offering some very good value in Glenwild.

As of May 20th in Promontory there are 64 homes available to purchase priced from $1,015,000 to just over $7 million and 17 homes are under contract…of the under contract homes 9 are Cabins (priced 1 million to 1.7 million). Over the past year 72 homes have closed which shows a strong activity in Promontory. This coming weekend Promontory hosts an open house weekend showcasing most of their homes that are for sale…so if you are in town you just might wish to drive out and take a look…it is a great opportunity to see what is available.

Excitement in Promontory

June 20, 2015 is an important day at Promontory…for more than one reason. Reason #1… is the Grand Opening of The Nicklaus Course Clubhouse and Reason #2…the release of the sought after lots in The Summit from 9am thru Noon. These are two big events for Promontory this summer. The clubhouse has very dramatic architecture and cutting edge landscaping. This modern looking building is really cool while blending in with the landscape. The designer is acclaimed architect John Salher, of Swaback Partners. And interesting enough, years ago I had the pleasure of personally working with Swaback Partners, and I can tell you they are fabulous at what they do. They simply understand how to make a building look “grand and elegant” while feeling warm and comfortable, a place where you will enjoy relaxing with your family and friends. I am looking forward to seeing the finish product.

Glenwild, Promontory, Red Ledges, Tuhaye and Victory Ranch

This week I would like to inform you about the different golf courses that these fine golf communities have to offer you. I think this might best be presented in a brief summary.

Glenwild is a Tom Fazio course with 18 holes, yardage of 7,800, par 71, a course rating of 75.7 and has won "# 1 Private Golf" from Golf Digest every year.

Promontory Canyon is a Pete Dye course with 18 holes, yardage of 7,690, par 72, a course rating of 75.6 and is known as very playable.

Promontory Painted is a Jack Nicklaus course with 18 holes, yardage of 8,100, par 72, a course rating of 75.9 and "3rd Best New Private Course" by Golf Digest 2008.

Red Ledges is a Jack Nicklaus course with 18 holes, yardage of 7,041, par 72, a course rating of 73.2 and voted "Best New Private Course" by Golf Magazine 2009.

Tuhaye is a Mark O’Meara course with 18 holes, yardage of 7,800, par 72, a course rating of 75.9 and has bent grass from tees to greens.

Victory Ranch is a Rees Jones course with 18 holes, yardage of 7,600, par 72,  a course rating of 74.9 and over 400 feet of elevation change.

Private Golf Communities

Today’s discussion is on the locations of the Five Private Golf Communities here in Park City…I will go in alphabetical order.

Glenwild….I like it the best because it is only 9 miles from Old Town and 20 minutes to SLC and probably most importantly to most home owners only 32 minutes to the Salt Lake City International Airport. This location just north of Kimball Junction seems to put you in the closest location to the areas most people are desiring…and of course less than 15 minutes to Deer Valley Ski Resort, with Park City Mountain Resort only 7 and 12 minutes away. You will notice I did not mention Canyons Ski Resort because as you probably already know it is being combined with Park City Mountain Resort by Vail Resorts into one ski resort. So for the other communities I will use Kimball Junction as a reference point for SLC. (Picture above is from the Glenwild golf course taken by Judy Gomez.)

Promontory…It is less than five miles from the entrance to Glenwild…so the distance to SLC and the airport only adds five miles…and the distance into Old Town is also only about 9 miles. So other than being five miles farther from SLC, Promontory is the same distance to all the other amenities here in Park City. So while in some people’s minds Promontory is “farther out” in reality it is only 4 to 5 minutes further from SLC and just about the same distance to the ski resorts.

Red Ledges…Located in Heber City is about 20 miles from Old Town Park City…but at this time I would like to point out that when I speak to buyers coming from different parts of the country, I like to address distance in minutes, because when you use miles and they are from Phoenix, or Los Angles the miles can take forever to cover…not true here. So distances can seem much farther than in reality based on the traffic of where you are coming from. We simply don’t have “traffic jams” and when we do (like 4pm in the winter when the ski resorts close) it will only cost you 4-6 minutes.

Tuhaye…From Old Town Park City, Tuhaye is 12 miles away towards Kamas. It is a very easy and stress free drive. You would add 15-20 minutes from Kimball Junction to SLC.

Victory Ranch…This is the furthest community from Old Town and from SLC, however well worth the extra time. The beauty of Victory Ranch is seen from almost every lot. It is located in Francis, Ut about 22 miles from Old Town.

Park City Golf Courses Abound

I thought I should mention that besides the private golf communities of Glenwild, Promontory, Tuhaye, Red Ledges and Victory Ranch...we have several other golf courses within 20 minutes of Park City. There are actually very nice private and public courses. Park Meadows and Jeremy Ranch are both private golf clubs within Park City...these two are not golf course communities, they are traditional subdivisions that happen to have a private golf course within its community....whereas the other private golf communities are really communities centered around the golf club and amenities that are provided to its members.

Now concerning the public courses within a few minutes drive...we have Park City Golf Course right in the center of town with beautiful ski mountain views. This course winds thru Old Town condos and private homes. A short drive towards Salt Lake City you will find Mountain Dell Public course which has the Canyon and Lake is nestled in the valley looking up at the Wasatch Front Mountains. If you travel about 15-20 minutes to Midway, you will find five well run courses...two at Wasatch Mountain and two at Solider Hollow...the course at what used to be called The Homestead is now Crater Springs....these courses are well maintained and my favorite is the Mountain course because of its beautiful setting as you play right up the mountain.

Now at the Canyons we have a brand new one called Canyons Resort Golf Course which will open this spring...this course will be a typical resort course for the Canyons resort guest however it will be open to the public...once it opens and I get a chance to play it I will report to all of you.
