Mortgage Rates & Economic Updates

This week we will start our blog with the current conforming and jumbo mortgage rates for Utah as shared by Josh Mettle followed by the golfing options in Park City and few ideas for freshening up your home's curb appeal.

The Conforming rates are based on a $300 loan amount and 65% loan to value and the Jumbo rates are based on a $1,000,000 loan amount with a $1,250,000 purchase price.

In more home news - CoreLogic released home appreciation figures for May, showing that prices rose 0.7% from April to May and 4.8% when compared to May of last year and inflation continues to remain tame. At the wholesale level, the Producer Price Index was down 0.2% in June after rebounding in May, coming in much lower than expectations.

CoreLogic also noted that a lot of the demand was pent up from spring to summer with elevated unemployment, and that purchase activity and home prices could fall off once summer ends. It remains to be seen if this latest forecast will prove true, or if the surge in sales and appreciation levels off less steeply, which could still allow for home price gains over the next year.

Now for golf - there is no shortage of golf courses in the Park City area to enjoy. The Park Record has put together a list of all the local golf courses - from public and municipal courses to private clubs there is something for everyone.

The Outlaw Golf Club (public) 990 Longview Drive, Hideout 435-901-4227 9 holes, par 30 Located in the eastern foothills of the Jordanelle Reservoir, at the Outlaw, players can enjoy views of the glistening waters of the Jordanelle and the towering mountain peaks.

Soldier Hollow Golf Course (public) 1370 Soldier Hollow Drive, Midway 435-654-7442 Silver Course: 18 holes, par 72 Gold Course: 18 holes, par 72 $40- $50 Silver is the tamer of the two courses, slightly shorter with wider fairways, while the Gold has narrower, more undulating fairways, tee shots requiring longer carry and trickier greens.

Red Ledges Golf Course (private) 205 Red Ledges Blvd., Heber City 877-733-5334 18 holes, par 72 Membership required In addition to the 18-hole Jack Nicklaus Signature Course, Red Ledges boasts a family-friendly 12-hole Golf Park, with optional oversized cups and a layout that encourages bounces toward the hole.

We will wrap up this week's blog with 3 Tips to Glam Up Your Curb Appeal from Realtor Magazine. Curb appeal is even more important as more home buyers shop for homes from a distance and narrow the lists of which homes they want to view in-person. Here are some of their ideas to boost your curb appeal:

Pay attention to the driveway and walkways. You can take steps to make even concrete look good. After all, the driveway and walkways are what lead the eye toward a home’s front door. Any cracks or weeds popping up can present an eyesore. Patch the concrete with caulk and finish a concrete driveway and walkway with a clear, glossy sealer.

Fix up the garage. The garage is often an after-thought but it takes up a big portion of a home’s curb appeal, try painting the garage doors the same color as the home’s trim. Garage doors with a row of windows filter in more light and make it feel part of a home. Garage window kits are available for many models. You can swap out existing panels and add glass inserts.

Paint the front door. Peeling paint or rusty hardware on the front door isn’t very welcoming to a potential home buyer. If you’re going to spend money on one thing to add curb appeal, make it a new door. Front doors with glass inserts can help create a more welcoming space. But for homeowners looking to save, a fresh coat of paint may suffice.

School has started, but there is still time in the season for golf. Park City Magazine shares where to putt, drive, and roll with the greens in Park City. Wasatch Mountain Golf Course (975 W Golf Course Dr, Midway, 435.654.0532,) is set among the stunning unspoiled scenery of Wasatch Mountain State Park with two public courses and low fees that take the pressure off. Duff away an afternoon with the kids, or all by yourself.

Canyons Golf at Park City Mountain’s Canyons Village (3720 N Sundial Ct, Park City, 435.615.4728, parkcitymountain.com) is an 18-hole course on the ski hill that drops 550 feet in elevation. You’ll play from top to bottom puzzling over long, tricky downhill shots.

Soldier Hollow’s Olympic-themed course (1370 W Soldier Hollow Lane, Midway, 435.654.7442, soldierhollowgolf.com) offers a unique configuration with two courses: Gold and Silver. Of the two, the Silver is naturally more forgiving.

Park City Golf Club (1541 Thaynes Canyon Dr, 435.615.5800, parkcity.org) hosts Happy Hour League, featuring monthly four-person scramble tournaments through September. Beats Tinder. And for golfers not seeking a mate, PC Muni has leagues for all ages and stages, plus open tee times on its mountain-flanked 18 holes.

Trailside Park Disc Golf Course (1388 Center Dr, Park City, 435.655.0999) offers nine holes amid the sagebrush hills above the park, with challenges for masters of the disc and easy sight lines for beginners.

And for that really short game, head to Park City Mountain (parkcitymountain.com) grab a putter, and swing away at either of the two 18-hole mini-golf courses, one at each base.

Wine Spectator says these are the 7 best Utah restaurants for wine - Seven Utah restaurants earned top honors last month, when Wine Spectator magazine released its 2019 Restaurant Wine List Awards. Here’s snapshot of Utah’s seven best restaurants for wine in Utah — and 14 other medal winners.

Veneto Ristorante Italiano • This 3-year-old restaurant — which separates itself from other fine-dining restaurants with its no-tipping policy — has about 385 wine selections. Strengths include wines from Tuscany and Piedmont. 370 E. 900 South, Salt Lake City; (801) 359-0708 or www.venetoslc.com.

Glitretind at Stein Eriksen Lodge • The signature restaurant, inside a Norwegian-inspired lodge, has 1,500 wine selections and has an expert staff willing to help customers navigate the options. J&G Grill • The signature restaurant at the St. Regis Deer Valley has 900 wine selections on its list ranging from the industry icons to small producers using new wine-making techniques. Spencer’s for Steaks & Chops • This Salt Lake City steakhouse has nearly 450 wines in the collection. Park City, Utah - Why drop a bunch of money on a trip to the Swiss Alps when you can get the same quality experience in Park City, Utah? Another option for couples who love the snow, Park City has awesome slopes for skiing. As far as romantic activities go, you can go snow-shoeing in the moonlight or take a sleigh ride. We mean, when you're not curled up by the fireside watching the snow fall from indoors. Many of the places to stay up there also have not just jacuzzis, but heated pools both indoors and outdoors. The vibe and aesthetic of Park City is high-end like the Swiss Alps, but not nearly as expensive.

Over the last 36 years, Deer Valley has developed into one of the highest quality ski resorts in the country. This transaction puts the resort in a strong position to continue to grow as part of a portfolio of 12 other outstanding resorts. We are excited about the new opportunities this will create for our staff, our guests and the Park City community.

Home MagazineThe most recent edition of Park City Home  has a great article by Beth Rinehart of Berkshire Hathaway HomeServices regarding Millennials.

It has become a reality: The fun-loving, selfie-taking, phone-hooked generation known as ‘Millennials’ can afford homes. While some people may still think of them as young kids, they’re all grown up—and they are becoming homeowners. Millennials — those born post 1980 through the early 2000s — are moving out of their childhood homes and forming their own households. Millennials now make up 42 percent of all homebuyers and 56 percent of the nation’s first-time homebuyers. They are a dominant force in the housing market, and according to a recent Pew Research Center report, have surpassed the baby boomers as the largest living generation.

Many Millennials experienced, firsthand, the greatest economic downturn since the Great Depression. During the downturn, many of them graduated from college, entered the job market, and discovered that finding a job proved to be exceedingly difficult. Although the housing bubble contributed to the decline of the stock market in the late 2000s, studies have shown that currently Millennials are the most enthusiastic generation in relation to real estate, and they are turning away from stocks, because they believe real estate is a more profitable investment.  

“Millennials are showing especially strong increases in job confidence and income gains, a necessary precursor for increased housing demand from first-time homebuyers,” says Doug Duncan, senior vice president and chief economist at Fannie Mae, in a CNBC report by Diana Olick.

This strong sense of financial gain and confidence in the real estate market bodes well for the continuing trend of Millennials settling down and purchasing homes.

What Millennials Want As Millennials become homeowners, it’s important for sellers (and investors) to know what they are looking for in a home.

“Millennials want simplicity and convenience,” says Will Cooper, President of Business Development at Berkshire Hathaway Utah Properties, and the father of four Millennials. “Turn-key homes that are close to work and their friends. Millennials are typically climbing the career ladder, have high student loan debt, and can’t afford to make updates on their homes.”

Since most Millennial homebuyers have tight budgets due to college costs and constricted salary increases, the majority of their savings goes toward purchasing their homes. Updated kitchens and bathrooms provide a vast advantage for budget-conscious Millennials. Most Millennial buyers are happy to make some updates to their homes, but they realize the kitchen and bathrooms are the most expensive to renovate.

There are a few “must haves” on most Millennial homebuyers’ lists; at the top are location, open and multifunctional spaces, low maintenance properties and technologically efficient, green, sustainable homes. They follow current trends, in that they prefer open floor plans and space for entertaining, as opposed to sectioned-off kitchen, living, and dining rooms.

If there’s one room they are looking for, it’s a home office. With an increasing number of companies moving out of corporate offices and into work-from-home spaces, having a dedicated work area is important for Millennials.

Additional sought-after items include: smart home features, energy efficiency and low or no homeowner association dues. Because they use cell phones constantly, most Millennials see value in the ability to control their homes with their phones. Home value may increase or diminish, based on cell signals inside the home or available internet providers.

The manner in which Millennials search for homes is also changing; the majority search for homes on their phones, tablets or computers. Online photos essential in capturing the interest of a Millennial. Without professional photos showing the home in its best light, many Millennials will move on before ever stepping foot in the door. But, once they’re interested in a home, they rely on the expertise of their local Realtor® to decipher often inaccurate, or incomplete, information found on the internet.

Due to the “reality TV effect,” they are more likely to notice and comment on whether or not a home has been staged or decorated. Millennials expect a home to look as though it could be featured in the “after” shots of a HGTV program.

So if you want your home to appeal to the Millennial generation—with their cellphone in one hand and a venti-no-foam-extra-shot-almond-milk latte in the other — think contemporary, think technological, think green, and think: Designer Home Show ready.

Last week I promised a golf blog, so I am providing a quick snap shot on a few of the private golf communities in the area including: Glenwild, Promontory, Red Ledges, Tuhaye and Victory Ranch.

Glenwild is a Tom Fazio course with 18 holes, yardage of 7,800, par 71, a course rating of 75.7 and has won "# 1 Private Golf" from Golf Digest every year.

Promontory Canyon is a Pete Dye course with 18 holes, yardage of 7,690, par 72, a course rating of 75.6 and is known as very playable.

Promontory Painted is a Jack Nicklaus course with 18 holes, yardage of 8,100, par 72, a course rating of 75.9 and "3rd Best New Private Course" by Golf Digest 2008.

Red Ledges is a Jack Nicklaus course with 18 holes, yardage of 7,041, par 72, a course rating of 73.2 and voted "Best New Private Course" by Golf Magazine 2009.

Tuhaye is a Mark O’Meara course with 18 holes, yardage of 7,800, par 72, a course rating of 75.9 and has bent grass from tees to greens.

Victory Ranch is a Rees Jones course with 18 holes, yardage of 7,600, par 72, a course rating of 74.9 and over 400 feet of elevation change.

Looking for something to do next weekend? The 48th Annual Park City Kimball Arts Festival takes place on Historic Main Street and serves as the primary fundraiser for the Kimball Art Center. Golf Community Market Report

It is golf season, my favorite time of year, and this week I wanted to share our most recent golf community market report.

The golf courses are calling and many of the courses in town have special rates for locals and Utah residents. Canyons golf is offering $55 rates to Utah residents all season long. Next week I will begin to share the special features of the golf courses in the Park City area. Call me anytime and I will be happy to share my knowledge of each of the local golf courses and I hope to see you on the green.

Looking for something to do this weekend - The Park City Summer Concert Series is back for another summer! Head to the Canyons Village Stage on select Saturdays until September 2nd for free live music on select dates. Free live music starts at 4:00pm with each concert's headlining act taking the stage at 6:00pm. This year, the concert series is now moving to the Canyons Village Stage. Come kick off your sandals and get in the summer groove as these musicians perform a variety of genres including funk, reggae, and folk. The next show is Saturday, July 22nd from 4:00 pm - 5:30 pm with VanLadyLove and Drew Holcomb and the Neighbors

The Cabriolet will be open until 8:30pm on these concert dates. Due to the popularity of these concerts, guests carpooling, public transportation or riding bicycles to the show is greatly appreciated! NOTE: Dogs must be leashed within the Canyons Village at all times. Blankets, picnics and chairs will not be allowed in the concert venue until 4:00pm. Guests may bring their own chair to our concerts provided that the chair is low-back. Low-back chairs must be 12" max from the ground to the front of the seat bottom and 30" max from the ground to the top of the chair in its highest position. There are no exceptions to this rule and guests bringing chairs that do not meet this requirement will be asked to take them back to their vehicles. Chairs meeting the height requirements are available for purchase at Canyon Mountain Sports.

But, let's not forget our hikers - Park City, Utah boasts more than 400 miles of trails and it can be difficult to know which hikes are suited for you, here are five local favorites! We are seeing an increase in construction and home sales across the United States… And here in Park City we are booming. Last month the Park City Building Department saw one of its busiest /profitable months in recent history. The National Association of Realtors posted that sales of newly constructed homes the first quarter of this year are up 23.7% over the same quarter in 2014 and building permits have soared 11.8% being the strongest since 2007. Low mortgage rates help too… And here in Park City we are busy, busy, busy.
